The key to construction a modular home from a kit is the structural insulated panel. This panel, or SIP, is a structural sandwich of oriented strand board outer layers with thick rigid foam insulation between them. These modular panels are constructed to fit together quickly and are easily handled by just a few people. The insulation is built into these modular wall panels, and the oriented strand board will not warp or bend like traditional timbers. These interlocking panels create a modular home that is strong and energy efficient.
The modular home panels have other features that make assembly from a kit possible. The electrical chases and connections are built into each panel. Cutouts and knockouts for pipes or other wires are pre-installed or can be easily added with ordinary power tools. The sandwich construction of the strand boards and form core are like a giant I-beam, adding structural integrity. Each panel measures 4 feet by 8 feet, and weighs about 125 pounds. There are many floor plans from which to choose a kit for your modular home.
Not everyone chooses the challenge of building an entire modular home from a kit. If you do try it, you can always ask the manufacturer for help if you have problems. This will cost extra, though. Although some may question the assertion that even a novice handyman can do it, some adventurous people just can't resist the lure of the modular home kit.
